The gap between a $20,000–$35,000 30×40 shell and the same building as a $30,000–$50,000 finished shop is three line items, and each one is cheaper done during the build than after:
- The slab. Usually the single biggest add — and the one to get right first, because everything anchors to it. If heavy equipment or a lift is in the plan, say so before the pour; thickness and reinforcement are design decisions, not afterthoughts. On filled ground, expect the compaction test the county requires before footing inspection.
- Insulation. What separates a year-round shop from a three-season one. Retrofitting either means working overhead, over everything the shop now contains.
