Sinkholes and Karst Ground: Check the Parcel Before You Set Posts
A pole barn is the one building type that lives entirely in the ground it stands on — posts embedded below frost depth, loads bearing on soil, no continuous foundation between the structure and whatever the bedrock is doing. Around Springfield, what the bedrock is doing is dissolving. This is karst country, and the state publishes a free map that shows documented sinkholes near any parcel in minutes. Run it before you site the building. That's the whole message of this page; the rest is how, and what your jurisdiction says about it.
The Ground
Why this plateau dissolves from below
The Springfield metro sits on the Springfield Plateau, underlain by Mississippian-age limestone — rock that slightly acidic groundwater dissolves along cracks and bedding planes over geologic time. The result is karst terrain: springs, caves, losing streams, and sinkholes, which form where the ground surface settles or collapses into voids below. The Missouri Department of Natural Resources counts roughly 16,000 documented sinkholes statewide, notes that many more go unreported, and puts the Springfield area among the state's highest concentrations.
None of that is a reason not to build here — tens of thousands of buildings around this metro stand on karst ground without incident. It's a reason to spend five minutes learning what's documented near your parcel before you decide where the building goes, because post-frame construction commits to its site more directly than any other method: the posts are the foundation, and they go into whatever ground you choose.
The five-minute check: GeoSTRAT
DNR's GeoSTRAT tool is a free, public ArcGIS map viewer that displays documented sinkhole points and areas across Missouri. Zoom to your parcel and the surrounding ground and you can see what's on record — no account, no fee, no geologist required to look.
Read the result for what it is. A mapped feature on or near your parcel isn't a verdict against building; an empty map isn't a guarantee, since plenty of sinkholes have never been reported. What the lookup does is tell you which conversation comes next:
- Nothing documented, no visible depressions: proceed normally. The permit call you were already going to make — the permits guide routes it — covers the rest.
- A feature on or near the parcel, or a jurisdiction with adopted sinkhole standards (Greene County and Willard both have them, below): raise it with the building or planning desk in that same call. They see this constantly, and they'll tell you what their rules require for your specific ground.
- The county requires an evaluation, or documented features sit on the site itself: that's the point where a geologist or geotechnical evaluation enters — and only that point. Greene County's standards define a "qualified geologist" by Missouri registration, so if the county sends you there, registration is the credential to ask about.
Most builds around this metro never reach the third step. The sequence matters because it starts free, escalates only on evidence, and puts the jurisdiction — not a contractor's reassurance, and not this page — in charge of what your parcel requires.
Greene County's sinkhole standards, in plain language
Greene County's Design Standards — adopted in 1999 — are blunt about sinkholes: construction in sinkholes shall be avoided. Exceptions exist only where it's conclusively demonstrated that no practical alternative exists — a deliberately high bar — and a grading permit is required before any alteration of a sinkhole. For a pole barn that means two plain rules: the building doesn't go in the depression, and the depression doesn't get regraded into a pad without the county involved.
The county takes the subject seriously enough to employ a County Geologist who tracks these features. How many are there? The honest answer is a range that depends on who's counting and what counts: DNR's mapped points put roughly 1,500 in Greene County; an older Southwest Missouri State University study said at least 2,500; and the county geologist told KY3 in 2023 the working figure is closer to 8,000. The same office supplies the balancing frame, and it's worth quoting: sinkholes are "nature's plumbing" — drainage features of karst terrain — and by the county geologist's estimate, about 99.9% of the sinkholes that appear in yards have no cave underneath. The overwhelming majority of these features are settling and drainage, not collapse. The check-first habit isn't about fear; it's about knowing which kind of ground you're setting posts in.
What karst looks like around the ring
Willard: the metro's only codified karst article
Willard is the one city in the ring with a dedicated Sinkholes and Karst Features article in its municipal code — Sections 405.490 through 405.570, covering permits, sinkhole evaluation, and development requirements. The article's own preamble explains why: the city sits on Springfield Plateau limestone where sinkholes, springs, and caves are common. Nixa: the documented case a block apart, twice
In August 2006, a sinkhole opened beneath the garage of a home in central Nixa and consumed much of the house over the following days. The published geological investigation of the collapse (Environmental & Engineering Geoscience, 2009) puts the final feature at roughly 60 feet across and 75 feet deep. On March 28, 2010, a second sinkhole opened one block away — homes were evacuated and school buses rerouted. The area south of town also holds the Avin Sink, one of the region's large named sinkholes. Two collapses a block apart say "check this parcel carefully," not "avoid Nixa" — thousands of Nixa homes and outbuildings stand on ground that has never moved — but they're the local proof that the GeoSTRAT lookup isn't a formality here.
Ozark: the cave with a recharge area
Christian County regulates development around Smallin Cave north of Ozark — and a groundwater dye-tracing study to map the cave's recharge area began in January 2023, per Springfield Daily Citizen reporting. Dye tracing exists because karst drainage ignores property lines: water entering the ground on one parcel can surface in a cave system a mile away. If your Ozark-area ground sits near a mapped karst feature, expect the county to care about drainage, not just footings.
Republic: two county rulebooks in one town
Republic straddles the Greene–Christian county line, so parcels around town can fall under either county's framework outside the city limits — which matters here because Greene County's sinkhole standards are the ones described above. Run the GeoSTRAT lookup, then confirm which county desk your parcel answers to.
The insurance line worth reading before you build
Standard homeowners policies in Missouri typically exclude earth movement — including sinkhole collapse — from coverage. That exclusion generally extends to structures on the property, which is exactly what a new pole barn is. Coverage for sinkhole loss, where it exists, is usually a separate endorsement. Policies differ; confirm what yours actually covers with your insurer before the building goes up, while the answer still costs nothing.
Where this fits in the build
The parcel check slots into homework you're already doing: run GeoSTRAT when you're first pacing off where the building could go, mention anything it shows when you call your permit desk, and let the jurisdiction tell you whether your ground needs more than that. The posts still get engineered to the adopted wind and snow loads either way — karst just adds one question underneath them, and it's the cheapest question on this site to answer.
